بهره‌گیری از تکنولوژی و دانش روز اصل بقای سازمانها ( تولید یا پروژه محور) است .لطفا شکلهای ۱ و ۲ را مشاهده کنید، هر دو روشهای مختلف برای اجرای یک فعالیت ساختمانی را نشان میدهد. بدیهی‌ است که بکارگیری روشهای صنعتی پیشرفته در فاز اجرا - تقریبا در تمام حوزه‌های مدیریت پروژه متعارف تاثیر می‌گذرد. دغدغه فکری و موضوع مورد علاقه من برای تحقیق این است که آیا استفاده ترکیبی از روشهای سنتی‌ و چابک در شرکتهای کوچک و متوسط ساختمانی که منابع مورد نیاز برای تولید و ساخت و ساز صنعتی را در اختیار ندارند ،امکان پذیر است؟ --همچنین بکارگیری این روش‌های دوگانه یا ترکیبی‌ مدیریت پروژه در شرکتهای بزرگ ساختمانی چه اثری بر کارآمدی - بهره وری -رقابت پذیری و نهایتاً بقای آنها در بازار نامتعادل و نا مطمئن ساخت و ساز دارد؟خواهشمندم اگر کتاب -مقاله -یا هر منبع مفیددیگری در رابطه با این موضوع سراغ دارید معرفی‌ نموده و نیز با ارائه نظرهای ارشادی خویش ،مرا راهنمائی فرمائید .

.به عبارت دیگر مدیریت ریسک(انتقال ریسک‌های کلان به بخش عمومی‌ ) ،و نیز مدیریت هزینه ،کیفیت ، نوع آوری و اشتیاق برای بهره‌برداری سریعتر از جانب بخش خصوصی ،باعث تسریع ساخت و راه اندازی زیرساخت‌ها (پروژها) میگردد.

(Public-Private-Partnership) یک روش شراکتی برای ایجاد و توسعه زیرساخت‌ها در کشورهای مختلف در راستای استفاده بهینه از ظرفیت بخش خصوصی است. این مشارکت یک ساختار قرار دادی بین شرکایی از بخش خصوصی و عمومی‌ (دولتی) است که به منابع بخش خصوصی اجازه و انگیزه شراکت و سرمایه گذاری در تاسیسات زیر بنائی در یک کشور را میدهد.)شکل۱( ظرفیت‌های موجود برای این نوع شراکت در صنعت ساخت و ساز را نشان میدهد. -PPP در ایران در حوزه انرژی و صنعت نفت تا اندازه‌یی‌ بکار گرفته شده ولی‌ در سایر سازمانها و صنایع مثل شهرداری‌ها -راه- و شهرسازی و مخابرات به صورت فراگیر استفاده نشده است. ساختار قرارداد-PPPانواع مختلفی دارد (شکل ۲) که کاربرد هر یک از آنها به نوع ساخت ،بهره‌برداری و اصولا ماهیت پروژه‌ها بستگی دارد.مدلهایDesign-Build و Design-Build-Operate - و Design-Build Finance- پتانسیل کاهش زمان انجام یک پروژه زیربنایی به میزان ۲/۳ را در قیاس با شرایط عادی برای انجام آن را دارا میباشند.

نوآوری در صنعت ساخت و ساز _ Construction is very diverse sector and there is no single way in which innovation occurs. The challenge and meaning of innovation for small specialist sub-contractor will certainly be very different from that of multinational construction contractor. One aspect of the innovation in construction industry is: Building information modeling (BIM) . Below and on Figure -1- there is a short description about BIM.  BIM covers geometry, spatial relationships, environmental & light analysis, geographical. information, quantities and properties of the building components.  BIM stores all the date from all the building process in an intelligent dynamic 3d model.  BIM Goes far beyond the geometry and addresses issues such as Cost Management and PM.  BIM Demonstrates the entire building life cycle.

. However, these are not the only issues based on which the success of a project should be evaluated. Issues related to safety, efficiency, and precision (or ‘doing the right thing’) are equally important for a project to be on-time, on-budget, and according to specifications. For example, it is questionable to conceive a project to be successful if it does not offer safe working conditions to the workers. Similarly, it is unlikely to achieve the deadlines if the tasks are not accomplished with efficiency and precision.

There are three levels at which Key Performance Indicators - KPIs(Fig,1) should be looked at. Issues related to time, budget, and quality are at the core of project performance evaluation – or what is conventionally known as the iron triangle of performance evaluation. However, these are not the only issues based on which the success of a project should be evaluated.

_1.1.2: (Work flow controlling) - status reports : Status reports should be short and precise, and are designed to give the client a quick and clear briefing of the actual situation in order to introduce steering measures if applicable .Basis are the respective status reports of architects and engineers to the project manager (Fig 1 depicts this workflow).

(2010) claim only a few studies focused on satisfaction evaluation of PCM service for construction projects.
